Online Payment Terms & Conditions:

By accessing or using Real State's online payment options, you are agreeing to be bound by all of the terms and conditions contained herein. Real State may modify this document at any time, and you agree that such modifications will be effective immediately upon posting of the modified document. You agree that by using the Real State website, after any such modifications, you will be deemed to have reviewed, agreed to, and accepted the modified document.

When you follow a link to any other website, even the site of another company, you are subject to the terms and conditions and privacy policy of that specific site. Real State is not responsible for the practices or content of other websites. You should check the terms and conditions and/or the privacy policy of their sites if you have concerns about how they handle your personally identifiable information.

Real State's online payment service is provided to allow you to make electronic payments through the web and/or access account information. The online payment service may send information about your Real State account directly to your email account or via mail. This email may include a digital copy of your account record.

At Real State's sole and absolute discretion, Real State may, without notice, restrict or terminate any person's use of the online payment service and any related service, user accounts, usernames, or passwords.

Real State agrees to make every reasonable effort to ensure full performance of the online payment service and to resolve disputes that may arise in a timely manner. However, Real State cannot assume responsibility for malfunctions in public communications facilities not under its control that may affect the accuracy or timeliness of email messages you receive.

Any information sent by Real State to you via email is believed to be reliable. However, this information can only be provided on a best-efforts basis for your convenience and is not guaranteed. Real State will not be liable for any deficiencies in the accuracy, completeness, availability, or timeliness of such information or for any decision made using this information.

The online payment website has security measures in place to protect against the loss, misuse, or alteration of the information you provide, including your credit card information. The Real State online payment conforms to industry-standard security, which is among the best software available for securing commercial transactions.

Your information is collected and stored by the Real State vendor and is used only for applying your payments and displaying your statements online. Real State will store and maintain personal information submitted by you to establish the online payment service other than credit card information.

You agree that you will not intentionally provide false information when accessing or using the Real State online payment service. You also agree that you will not falsify, forge, or otherwise tamper with any information in the emails you receive as part of the online payment service.

To ensure your full legal rights and security while paying online for your services, please avoid paying for your services through a third person/party or by using a credit card in the name of someone other than yourself.

In case of dispute by the original card owner, the person/party or company benefiting from such payment for the service will be legally liable for imprisonment and fined as per clauses 10 & 11 of UAE Federal Law No. (2) Of 2006 on "The Combat of Information Technology Crimes".

Real State makes no warranties other than those expressly set forth herein. Real State will not be liable for any damages of any kind arising from the use of this site, including, but not limited to, direct, indirect, incidental, consequential, and punitive damages. Furthermore, you are solely responsible for any damage to your computer system or loss of data that may result from the downloading of any material. No advice or information, whether oral or written, obtained by you from or through Real State's online payment service will create any warranty not expressly stated herein.

Refund Policy:

At Real State, we understand the importance of customer satisfaction. If you have been incorrectly charged for a payment, we are committed to addressing the issue promptly. You may request a refund for the original transaction within thirty (30) days from the date of processing. Once approved, the refund will be issued in full. Please note that it may take 5-15 days for the refund to appear on your credit card statement. Kindly be aware that Real State reserves the right to modify this policy without prior notice.

Terms and Conditions for Short-Term Lettings:

Reservation:

Your booking will be confirmed upon full payment of rent, additional services (if applicable), Tourism Dirham, and Security Deposit. We accept various payment methods, including direct bank deposit, bank transfer, cheque (subject to fund clearance), credit card, debit card, and through Exchange Centers. Guests are required to submit a copy of their passport to Real State no later than one or two days before the check-in date. Occupancy should not exceed the maximum limit specified for each accommodation, considering both adults and children. The minimum age for booking an accommodation is 18 years and above. Tourism Dirham:

Bookings are subject to DTCM tax of AED 10 per room per night, up to a maximum of 30 consecutive nights, payable by the guest. For long stays, a recurring Tourism Dirham charge will apply every 90 nights, again for a maximum of 30 nights at a time. Security Deposit (SD):

The security deposit must be paid at the time of reservation to confirm your booking. The applicable security deposit varies depending on the property type:

Studio: AED 1,000
One bedroom: AED 1,500
Two bedrooms: AED 2,000
Three bedrooms: AED 3,000
Bigger properties such as villas and penthouses may require a higher security deposit. Please refer to the property profile for specific amounts.
Any damages or missing items identified during the check-out procedure will be deducted from the guest's security deposit.
If the cost of repair/replacement exceeds the security deposit paid upon booking, the guest agrees to cover the additional amount.
Once the property is inspected satisfactorily after departure, the security deposit will be refunded within 7 working days.
Arrivals and Departures:

Check-in time is from 3:00 PM to 8:00 PM.
On-site meet and greet service is available from 9:00 AM to 8:00 PM.
Prior to handing over keys and access cards, a member of the Operations team will conduct a walk-through inspection and inventory in the presence of the guest.
Check-out time is between 9:00 AM to 12:00 PM.
To ensure a timely refund of the security deposit, it is recommended to complete the check-out procedure with the Operations team.
Requests for early check-in and late check-out (up to 2 hours before or after, respectively) are subject to availability and the discretion of Real State. Additional charges may apply for requests beyond these times. No refunds will be provided for late arrivals, early departures, or unused days of the guest's stay.

Cancellation:

Any cancellation must be communicated to Real State in writing.

For short stays (less than 28 nights), the following cancellation policy applies:

Full refund if cancellation is made 14 days prior to the check-in date. 50% refund if cancellation is made 7 days before the check-in date. No refund will be given if cancellation is made less than 7 days from the check-in date. For long term stays (28 nights or longer), the following cancellation policy applies:

Full refund if cancellation is received more than 45 days prior to the check-in date. 50% refund of the first 30 days' rent plus taxes and all future rents if cancellation is received 30 to 44 days before the check-in date. No refund will be given for cancellation made less than 30 days from the actual check-in date. The first month's rent will be forfeited, but all future rents and taxes will be refunded.

General Conditions:

The accommodation is intended for domestic stays and should not be used for any commercial operation. Violation of this condition will result in the cancellation of the booking without any refund, and the guest will be required to vacate the premises immediately. All accommodations are equipped with kitchens and provided with linens and towels. Guests are responsible for purchasing their own toiletries, dishwashing liquid, and washing machine detergent for the duration of their stay. Real State reserves the right to cancel the booking without refund if guests exceed the maximum occupancy allowed or surpass the originally booked number of guests. Alternative units may be offered based on availability and subject to applicable charges. Guests are responsible for the proper care of the property. It is important to close/lock windows and doors when leaving the unit and to switch off lights, air conditioning, and water heaters. Excessive utility consumption may incur additional charges. Check-out cleaning fees apply, depending on the property type. If the accommodation is unreasonably untidy or dirty upon departure, an additional charge of AED 300 will apply. Booking extensions are subject to availability and will be confirmed upon payment of rent and taxes 7 days prior to the expiration of the existing booking. Pets are not allowed in the accommodation. Smoking, loud music, and parties are strictly prohibited. Violation of these rules will result in the cancellation of the booking without refund. The guest is solely responsible for their own actions, behavior, health, and safety during their stay. Real State shall not be held liable for any claims, losses, expenses, or damages incurred or suffered as a result of the guest's actions and decisions.

Definitions:

Real State, a registered company with DTCM under Tourism License Number 112233.
The Accommodation: A property licensed by DTCM as a holiday home and rented to guests through Real State.
The Guest: Any individual, group, or organization who has booked the accommodation and made payment for rates and other charges.
